Under the current leasehold system, homeowners own their leasehold property for a fixed term, often facing escalating ground rents, service charges, and limited control over building management The government plans to introduce the Leasehold and Commonhold Reform Bill, which will establish the legal framework for these changes. This bill aims to make commonhold the standard for new flats, allowing homeowners to own and manage their buildings jointly without the complexities associated with leasehold arrangements.  The reforms will cap excessive fees, ban unfair service charges, and strengthen regulations for managing agents to ensure better service and value for money.
